Pet Friendly Apartments: What You Need to Know

If you are a pet owner moving to Boston you may be in for a bit of a rude awakening.  Pet friendly apartments can be tough to come by in a constricted rental market like Boston where landlords generally make the rules.  This holds true across all price points in Boston proper.  However, with a little bit of digging, a dedicated leasing agent, some patience (and probably a little extra cash), you and your pet can find a great new apartment to rent in virtually any part of the city.

In your Boston apartment search, you should be prepared for the following…

1. Not all pets are created equal…

Just because you found a “pet friendly building” does not mean you are out of the woods.  Sorry to all you Newfoundland owners out there, but many pet friendly properties – full service all the way down to individually owned – still have breed and weight restrictions.  Generally speaking, in Boston proper about 2 out of 10 apartments are “pet friendly” (Tweet This!) but almost all of them have some type of restriction.  As you might guess, generally the smaller the animal, the more options you will have.  Breeds with a reputation for having a temper will be particularly difficult to accommodate.

2. Pay up…

You are going to pay a premium for most pet friendly properties – regardless of the ownership structure.  Landlords will often charge an additional “pet rent” each month (often around $75-$80) or as a means of offsetting potential damage to the property.

3. When to rent, when to negotiate…

Most of Boston is on a summer renewal cycle with most of the apartment turnover coming in June through September – so with or without a pet you will generally have more options then.  However, during the off season you can still find full service buildings and brownstones with vacancies, and occasionally that landlord that finds themselves with an apartment sitting empty in a time with little demand that may be ready to make a “pet friendly” deal.
